Andres Aiza built his career around understanding that connection.
Today, Aiza is a Senior Associate at Alpine Partners, specializing in industrial investment sales and project leasing across the Greater Houston area. His work focuses heavily on representing property owners, but his perspective comes from more than brokerage alone.
Before entering real estate, he worked inside a manufacturing business. That experience helped shape the way he looks at buildings, logistics, and long-term business decisions.
“You stop looking at warehouses as just square footage,” Aiza says. “You start looking at how businesses actually operate inside them.”
Growing Up in Houston and Learning Perspective
Aiza was born and raised in Houston. He attended St. Thomas High School before graduating from the University of Houston’s Bauer College of Business.
Houston’s industrial economy was always around him. Warehouses, trucking routes, and manufacturing facilities were part of the city’s everyday landscape. Over time, he became interested in how those systems worked together.
His outlook on work and life was also shaped by personal experiences. When Aiza was sixteen, his father passed away in an oil and gas accident. While he rarely makes that the center of his story, he says it changed how he values time and relationships.
“It made me realize that you can’t take any day for granted,” he says. “You appreciate opportunities more.”
He also credits his mother for teaching him resilience and consistency during difficult periods.
“She always pushed forward,” Aiza says. “That had a big impact on me.”
Why Manufacturing Experience Changed His Thinking
Before becoming a broker, Aiza spent three years working for Top Foods Inc., a company that manufactured and imported tortilla chips from Mexico.
The job gave him firsthand exposure to operations, logistics, and industrial workflows. He saw how production schedules, loading docks, inventory storage, and transportation all depended on efficient space.
That experience later became one of his biggest advantages in real estate.
“A lot of people see a warehouse as a building,” he says. “I see how a business moves through that building every day.”
Working in manufacturing also taught him that small operational details can have major consequences over time.
“When you understand operations, you understand why certain locations and layouts matter,” Aiza says.
Building a Career in Industrial Real Estate
After leaving manufacturing, Aiza moved into industrial brokerage and joined Alpine Partners in Houston.
Over time, he developed a reputation for owner representation and identifying off-market opportunities. Rather than relying only on listings, he built relationships throughout Houston’s industrial community.
“Most opportunities start with conversations,” he says. “That’s where the real work happens.”
His local connections have helped him work on transactions involving local businesses as well as Fortune 500 companies. Many of those deals required creative thinking and long-term planning rather than quick solutions.
“I’ve always believed that not every deal should move fast,” Aiza says. “Sometimes slowing down leads to better outcomes.”
Bringing Big Ideas Into Practical Decisions
One of the themes throughout Aiza’s career is turning large ideas into practical action.
For him, the “big idea” is not about chasing trends or creating hype. It is about understanding how industrial real estate affects the day-to-day operations of real businesses.
That mindset influences how he advises clients today.
“Industrial real estate touches almost everything people use,” he says. “Products have to move somewhere. Businesses need space that actually works.”
Aiza also believes communication is one of the most overlooked parts of the business.
“Clear communication solves a lot of problems early,” he says. “If people understand what’s happening, they make better decisions.”
Being bilingual in English and Spanish has also helped him connect with a broader range of clients throughout Houston’s business community.
A Career Built on Consistency
Aiza does not describe success through awards or attention. Instead, he focuses on consistency, relationships, and preparation.
“Doing what you say you’ll do still matters,” he says. “People remember that.”
Outside of work, Aiza enjoys golfing, spending time with family, and watching Houston Astros baseball. He also supports Heroes for Children, a charity that helps families with children battling cancer, and has volunteered with Loaves & Fishes in Houston.
Those experiences help keep his perspective grounded even as Houston’s industrial market continues to expand.
“The market changes constantly,” Aiza says. “But relationships, trust, and hard work stay important.”
